A. Full service design package

 I. Initial Consultation


  •  No-charge initial site visit with client to collect wish list and discuss ideas.
  • Establish project budget, timing, required drawing package.
  •  Proposal for design services sent to client.



 II. Schematic Design Phase


  •  Base sheet developed from client provided site plan, or topographic map.
  •  Site analysis: photographic documentation and field measurements as needed.
  • Data gathering of project design criteria, zoning ordinance standards, and submittal/approval requirements.
  •  Sketches of items from client's wish list: landscape (turf, screening, trees/shrubs/groundcovers) , hardscape (driveways, walkways, stairs), pools and spas,  outdoor kitchens, sport courts, low volt lighting, gates, fences, walls, arbors, site amenities (pots, furniture, fire tables, water features, fans, heaters, art work), and more...
  •  This phase may require a Topographic and boundary survey from a Surveyor.



 III. Design Development


  •  List of all materials, colors, finishes,  components, and site amenities to be selected by client.
  •  Collection of product cut-sheets, web links, and sketches of structures.
  •  Preliminary plant list.
  •  Preliminary cost estimate. 

IV. Construction Drawing Phase


  • Planning  and Building Department submittals as required. 
  • MWELO (Model Water Efficient Landscape Ordinance) submittals and project completion certificates if required. 
  • Grading and Drainage Plan-coordinate with the Civil Engineer.
  • Layout Plan-dimensioned hardscape materials.
  • Irrigation Plan.
  • Planting and Lighting Plan.
  • Construction Details-all custom-built elements. Structures to be coordinated with Structural and Geotechnical Engineer.
  • Planting and Irrigation Installation Details.
  • This phase may require a Structural Engineer, Civil Engineer, Geotechnical Engineer, Arborist.



V. Construction Observation Phase


  • Bid review and contractor selection assistance with client.
  • Project review to review progress generally with intent and consistency of plans.
  • Meet with neighbors to address concerns if needed.



VI. Post Construction Services


  • Maintenance specifications. Meet with landscape maintenance provider to share instructions on design intent.  
  • Periodic reviews as requested to assess landscape.

b. HOURLY consultationS

  

  •  Site visit with client to discuss ideas, and verbal, written or drawn documentation.
  •  Sketches can be generated in field, or sent later.
  •  Great for future planning, siting of structures, improving curb appeal,  problem areas,  landscape improvements...
